Engineers, Subcontractors, and Suppliers.
Recently we were working on a large and expensive custom home renovation. The mechanical system of the 25-year-old house had an undersized mechanical system, designed and installed on site during the original build. No mechanical engineering was incorporated into the original build.
What was the result? An undersized heating and cooling system, consisting of one 4-ton heat pump, for a 6,000 sqft, two story house!
What was the issue? Heating took too long during the coldest time of winter and cooling was not effective during hot summer days.
To cool and heat the home during peak cooling and heating periods, two 4-ton heat pumps would be required to serve peak cooling and heating times.
How did find we find this out? We hire an experienced Mechanical Engineer to diagnose the original system and to design a new one. A Mechanical Engineer regularly designs systems for larger homes and commercial builds. Mechanical design is one area of residential construction where both builders and municipalities may not have the tools, resources, or expertise to assess.
At Serenity One Renovations and Construction, we take a different approach. We will hire Engineers when design and size go beyond the typical. This process can involve working with suppliers and subcontractors to implement professional and practical designs.
Key Project Participants
-
Geotechnical, Architects, and Structural Engineers are necessary for a successful building permit submission.
Building Envelope and Mechanical Engineers are necessary for complex and custom home builds.
-
Great relationships with quality subcontractors are key to a successful build. Excavation/Civil, Framers, Plumbers, Electricians, HVAC, Insulators, and Drywallers are the primary subs necessary to get through 60% through a typical build.
-
Framing supplies, joist layouts, and truss layouts are key pieces of information developed early during the build phase by suppliers.
